Which Mighty Mule Models This Applies To

Mighty Mule has shipped a few distinct access control generations, and the wiring is not interchangeable between all of them. The older FM series (FM350, FM500, FM502) used a 12V control board with screw terminals that take a hardwired keypad cleanly. The MM series (MM260, MM360, MM371, MM372, MM571, MM572) moved to a modular plug style, and the RB741 and RB742 receiver boards look nearly identical but pair differently depending on whether you’re working with a single or dual gate. If you’re not sure which board you have, read the label on the side of the control box before ordering anything. We’ve had San Fernando customers buy the right keypad for the wrong generation and end up with a red light and nothing else. One compatibility gotcha specific to Mighty Mule: the FM502’s accessory terminal block does not deliver constant 12V the way the MM371’s does, so hardwiring a keypad without a relay on an FM502 will brown out the board. You either know that or you learn it on site.

On the OEM-versus-aftermarket question: Mighty Mule’s branded keypads and receivers are fine, but we install a lot of quality aftermarket equivalents for San Fernando properties because the OEM part is frequently backordered and the aftermarket units often have better weather sealing. California sun is not kind to the plastic bezel on the MM keypad. After two or three San Fernando summers, the rubber buttons stiffen and the housing yellow-crazes.   • The keypad takes the code but the gate doesn’t move. Usually the keypad is fine and the relay on the control board has stopped closing. You hear a click that isn’t followed by movement. We test the relay output before replacing anything.
  • The remote only works from inside the truck, not from the street. This is the receiver antenna degrading, and on Mighty Mule units it’s often a corrosion point where the antenna wire meets the board. San Fernando’s morning marine layer accelerates this connection rot on gates that never get a cover.
  • The gate opens by itself at random times. On the FM series this is frequently the hardwired keypad’s internal contacts shorting from moisture. The board is fine. Swapping the keypad solves it about eighty percent of the time we see this in San Fernando.
  • One remote works, the replacement won’t pair. Mighty Mule remotes are not all cross-series compatible. An FM remote will not talk to an MM receiver on some boards. We see boxes of “defective” remotes that are actually just the wrong pairing for the board generation.
  • The photo-eye trips the gate closed every time, even when nothing is there. The access control board is misreading the input because the terminal voltage has drifted. Mighty Mule boards are sensitive to low voltage, and your transformer may be delivering 11.4V instead of 12V. We meter it before we condemn the board.

Beyond that, you’re opening a control box with live 12V and board-level connections where one crossed wire fries the receiver, and on a dual gate you can take both leaves down at once. If the gate opened when it felt like it, that’s not a gate, that’s a suggestion.
